High-rise conference

The Hindu : Adding water to Portland cement to form the water-cement paste starts a chemical reaction that makes the pastea bonding agent. This paste holds the aggregate particles together. This reaction, called hydration, produces a stone-like substance — hardened cement paste.

Both the rate and degree of hydration, and the resulting strength of the final concrete, depend on the curing process that follows placing and consolidating the plastic concrete.

Hydration continues indefinitely at a decreasing rate as long as the mixture contains water and the temperature conditions are favourable. Once the water is removed, hydration ceases and cannot be restarted.

In pursuit of an integrated city

The Hindu : Most of us end up looking at property as an investment option due to various reasons. While the prospects of earning good returns is a driving force, the tax sops has been another motivator in recent times. As a result, families with double incomes have often looked beyond a single property. The congenial interest rate atmosphere did its bit as home loans with an annual interest rate of 8-9 per cent didn’t pinch the Indian middle class or the high net worth individuals.

However, the sharp rise in interest rates in the last 12 months coupled with the slow-down in appreciation in property prices have made many take a fresh look at their home loan commitment. It is not completely misplaced as every fresh hike in home loan rate, even by a 0.25 percentage, adds to the EMI. Solid waste management in school curriculum

The Hindu : Isn’t architecture something that links spaces? And through spaces, people, queried Australian builder Tom Haynes, who was in the city recently to deliver a lecture on eco-friendly architecture. “How does one explain the science of building? Do the styles convey a culture and heritage of the place or do they reflect the lifestyle of the user? Although it is an expression of all these factors in varied degrees, true architecture is about understanding people andthe moorings of the place with specific details of living that contributes to green living, he said. “Relevant architecture can rise to the occasion of using ideas, design and material that are local and climate specific.”

Living amidst brick and mortar expressions that scream of a daunting development boom, it is time for city dwellers to sit up and take notice of Haynes’ warning of the World Health Organisation projections which highlighted death due to negligence of environmental factors in building dynamics.

Haynes exposed the WHO forecast that spelt chronic illness that would double by 2030, the seriousness of the issue being man’s interference with nature and de-focussed methodologies that do not let in green lifestyles.

Reading out from media reports of mushrooming unplanned structures with materials that are more or less perilous to the environment, Haynes highlighted that construction materials need to be health and climate friendly, as they would minimise global warming.

“Trade, invasion, cross-cultural influences and knowledge transfer have always influenced architectural solutions,” opines senior architect K. Jaisim. “Thereby, regional architecture has not only lost its identity and importance, but is also not considered when working out solutions. The confusion starts when hybrid solutions are produced under the pretext of creativity,” he says.

Lessons from the past

The Hindu : H.R.Vishwanath, former Principal, BMS College of Engineering, and president, International Federation for High-rise Structures, will chair the 8th International Conference on multipurpose high-rise towers and tall buildings with the theme ‘Innovations in conquest of vertical space reaching for the skies’ from December 10-12 in Abu Dhabi (UAE). The conference has assumed importance since some towers currently under construction including the Shanghai World Financial Centre with 101 floors have posed a challenge in preparing for safe designs to resist direct hit by aircraft, fire hazards, natural disasters and high velocity winds.

For a safe ceiling

The Hindu : Bird houses and bird baths are fine, but to get your garden to really harbour and sustain birdlife on an ongoing basis, what you need to do is to grow the right kind of plants. Grow plants which offer both food and shelter to birdlife.

“Ideally, choose a variety of plants; plan your garden such that there are plants that provide food, shade, perches for them to sit on, and nesting places,” suggests K.V. Sudhakar, Secretary, Madras Naturalists Society. And the mantra is, go local. Exotic palm trees and the like might add grace to your landscape, but will not do much to nurture birdlife. “It would be a good idea to mimic the vertical layers of local plant communities,” adds bird watcher Shivani Mannath. That is, trees, followed by large shrubs, small shrubs, and then grasses, and create a natural setting.

Principal, agent and power of attorney

The Hindu : The process of preparing the Master Plan for Bangalore has its set of admirers. Civic authorities in Chennai recently held a discussion on the details of the plan to see what lessons the metropolis could draw from it. The Chennai Draft Master Plan has recently been sent to the State Government for approval.

The Geographic Information System (GIS) database and information collected from various government agencies have informed several of the Bangalore Master Plan proposals. However, the private organisation that has prepared the plan has also proposed the idea of a compact city to ‘promote investment’ and mixed land use zoning – proposals that allow the market to decide how the city should change.

The task of preparing the Master Plan and conducting some of the surveys needed for it was given to Groupe SCE India Pvt. Ltd. in Bangalore. Using GIS-enabled planning and information from transport and land use surveys and government departments, the organisation mapped the social and physical infrastructure of the city.

Creating our own ‘space’

Concerned over growing problem of garbage disposal in cities, the Union Urban Development Ministry has written to the HRD Ministry suggesting introduction of solid waste management as a subject in school curriculum.

“The issue needs to be addressed in a holistic manner,” M Ramachandra, Urban Development Secretary, told PTI.

“There is a need to educate school children about the need for reducing, reusing and recycling of garbage. We have written to the HRD Ministry to have a curriculum with accurate waste management information that encourages children to look at the issue seriously,” he said.

Solid waste management has emerged as a major environmental issue in recent times. More than 45 million tonnes of waste is generated from urban centres in India.

Mohd Salim, Chairman of the Parliamentary Committee on Urban Development, said “growing urbanisation and lack of availability of land and the changing quality of wastes have rendered the traditional method of dumping hazardous non-viable. There is a need for a scientific approach to the issue”.- PTI

The Hindu : Living with an ugly wet patch on the ceiling is a problem that will rob most families of their peace of mind. Especially if the patch keeps expanding.

In most cases, the water accumulating in the bathroom on the upper floor or the rain-washed terrace is likely to be the source of the leak. If only the builders had taken the trouble to use water-proofing compounds during construction.

Broadly categorised as construction chemicals, joint sealants and waterproofing compounds are flexible jointing materials that act as a seal or fill a gap between two elements to accommodate future movement due to expansion. They have gained widespread acceptance among builders for use on concrete, masonry surfaces. Several types of sealants and water-proofing compounds are available in the market today.

While polysulphide sealants are recommended for structural expansion joints in most civil engineering structures, such as building superstructure, subways, basements, floors and reservoirs, fuel-resistant pitch polyurethane sealants are used to seal joints on concrete roads, runways, oil terminals, parking bays and cargo areas where fuel and oil spillage are common.

The general provisions under the Contract Act relating to agency can be highlighted as follows:

A person known as “principal” appoints another person known as “agent” authorising the agent to carry out any act, deed or thing representing the principal and acting for and on behalf of the principal in respect of the transactions of the principal with third persons.
